Dine Brands is bringing its innovative dual-branded Applebee's and IHOP restaurant concept to San Marcos!
State filings reveal plans for a $500,000 commercial renovation project located at 310 S. Interstate 35 Frontage Road in Hays County. The 6,012-square-foot project involves the interior tenant finish-out of an existing lease space to establish the highly anticipated co-branded dining experience. The hybrid concept which allows guests to order from both the Applebee's and IHOP menus simultaneously in a shared dining room first debuted its U.S. rollout in Seguin, Texas, in early 2025.
Commercial real estate listings indicate the San Marcos site is a second-generation, restaurant-ready space that formerly housed a Hooters. Construction on the new Applebee's-IHOP hybrid is scheduled to begin this fall on November 2, 2026, targeting a quick two-month turnaround with completion expected early next year by January 11, 2027.
